South Beach is not one-size-fits-all — each neighborhood offers a unique lifestyle and real estate market. Here’s how they compare.

South of Fifth is my personal favorite in Miami Beach. Known for its luxury condos, prime restaurants, and walkability, it’s also family-friendly thanks to South Pointe Elementary and South Pointe Park with views of Fisher Island. This quiet, safe, and dog-friendly area blends elegance with a relaxed coastal feel.

Flamingo Park offers a more laid-back atmosphere with its famous tennis courts and the tree-lined beauty of Meridian Avenue. Here you’ll find older buildings full of character at lower price points than South of Fifth. It’s highly walkable but without ocean views.

Sunset Harbour is trendy and active, attracting young professionals. It’s home to Pura Vida, Fuse House, excellent restaurants, and the new private Harbor Club. While walkable, it’s not as interconnected as South of Fifth.

West Avenue stands out for its bay view condos — a major plus at night when ocean views turn pitch black. Buildings like Bentley Bay, The Floridian, Southgate Towers, Mirador, and the stunning Monad Terrace offer spectacular sunset views. A new luxury project is planned at 1250 West Avenue, replacing the current building.
